Our Services

  • Visually inspect water service and all interior taps and faucets for leakage.
  • Check that toilets are functioning properly.
  • Check washing machine and dishwasher hoses for leaks.
  • Inspect water heater for leaks and/or PRV drainage.
  • Inspect walls, ceilings, and floors for signs of leakage.
  • Run water in all sinks, tubs, showers and toilets to keep traps filled.
  • Check drains for signs of back up.
  • Inspect for water leakage under sinks and vanities.
  • Inspect overall interior condition of home.
  • Check refrigerators and freezers are cooling properly.
  • Look for signs of forced or unauthorized entry, theft or vandalism. Immediately report to Police.
  • Check that security system is set.
  • Check that all doors and windows are closed, securely locked, and are in good condition.
  • If any unusual odors are detected, initiate corrective actions.
  • Look for unusual dirt or dust evidence.
  • Check home for visual signs of insects or pests.
  • Check floors, walls and ceilings for signs of water damage or leaks.
  • Check for mold growth on interior surfaces (walls, doors, ceilings, etc.). Take appropriate actions per your request.*
  • Assess quality of maid/cleaning service performance.
  • Check all timer-activated interior lights for proper operation and bad bulbs; replace with customer supplied items as needed.
  • Remove trash container from street.
  • Visual inspection of home exterior for anything unusual.
  • Look for signs of unauthorized intrusion, theft, or vandalism. Immediately contact Police.
  • Inspect screened patio enclosures for tears or damage.
  • Inspect windows, screens, or window coverings for signs of damage.
  • Visually inspect exterior walls, trim, and (where possible) roof for damage or deterioration.
  • Check driveway for cracks or settling.
  • Check mailbox for mail, and for vandalism.
  • Note any obvious wasp or bee nests and take appropriate actions.
  • Check front door area for leaflets, phone books, etc.
  • Check for mold growth on external surfaces (walls, doors, roof, etc.). Take appropriate actions per your request.*
  • Check all timer-activated exterior lights for proper operation and bad bulbs; replace with customer supplied items as needed.
  • Check the condition and overall appearance of landscaping.
  • Check that contracted landscaping services are being performed.
  • Also will look for obvious signs of insect infestation or disease in grass and on plants/shrubs.
  • Make sure all exterior taps and hose bibs are off and not leaking.
  • Inspect yard watering system for proper operation and scheduling.
  • Includes working test of system, inspection of watering heads for proper operation, and review of timer scheduling as necessary.
  • Assess quality of pool and spa maintenance service performance.
  • Notify you of conditions we feel need attention.
  • Check for any obvious leaks or damage.
  • Visually inspect condition of exterior A/C units.
  • Check A/AC condensate drains are unobstructed.
  • Check operation of cooling/heating system.

We will prepare the residence as follows:

  • Turn on main water supply valve & perform flush out of hot and cold water lines through all faucets and toilets.
  • Reactivate ice maker in freezer.
  • Energize water heater.
  • Check that air conditioning/heating systems are functioning properly.
  • Adjust A/C or heat to customers desired living temperatures.
  • Open shutters, drapes, and blinds as required.
  • Close all closet and cabinet doors.
  • We can restock your refrigerator and pantry with essential grocery items per your specifications.
  • Check phones for dial tone.
  • Check that clocks are displaying correct time and reset when necessary.

We will prepare the residence as follows:

  • Flush all toilets.
  • Turn off main water supply valve, and open faucets to depressurize lines.
  • Discard all perishable food items.
  • Make sure trash has been removed.
  • De-energize water heater at circuit breaker or wall outlet.
  • Pour baking soda into garbage disposal.
  • Turn off ice maker and discard ice.
  • Reset A/C or heat to “away” settings.
  • Close shutters, drapes, and blinds per your instructions.
  • Open all closet and cabinet doors for air circulation.
  • Check that all accessible and unnecessary appliances, TVs, VCRs, DVD players, home theater/sound systems, phones, microwave oven, lamps, computers, stereos, etc. are turned off.
  • Check that all windows and doors are secured for extended absence.
  • Check that security system is set.
